𝗪𝗵𝗼'𝘀 𝗸𝗲𝗲𝗻 𝗳𝗼𝗿 𝗮 𝗯𝗶𝗴 𝗖𝗵𝗿𝗶𝘀𝘁𝗺𝗮𝘀 𝗯𝗿𝗲𝗮𝗸 𝗼𝗻 𝘁𝗵𝗲 𝗦𝘂𝗻𝗻𝘆 𝗖𝗼𝗮𝘀𝘁? We're heading overseas from Nov 2-Dec 29 2025, and our place is available to a fabulous experienced couple with amazing references.

🏡 𝗧𝗛𝗘 𝗛𝗢𝗨𝗦𝗘: Large, well-maintained modern home on 1.4ac.
• Upstairs: 4bed, 2bath, study, kitchen, lounge, dining, massive deck + BBQ overlooking the garden and conservation forest. All A/C except for one small room. You would have this level entirely to yourselves.
• Downstairs: Self-contained entirely separate studio apartment with own entrance, currently tenanted long-term by a lovely professional (F). No requirement to manage tenancy - it's all under control.
• Laundry: downstairs, separate from the studio apartment, shared with our tenant

🌴 𝗧𝗛𝗘 𝗢𝗨𝗧𝗦𝗜𝗗𝗘: Pool, gardens, parking...
• Swimming pool: ridiculously low-/no-maintenance container pool. Might need a top up from the tap if it gets a bit low and an occasional scoop for leaves, but no other effort required.
• Undercover parking for 1 vehicle (carport)
• Space (uncovered) to park a caravan
• Lush, terraced gardens and fruit trees which are basically self-sustaining. No maintenance or watering required, but help yourself to whatever's in season. We'll get someone in to mow the footpath & back paddock; no work required by you.
• Pot plants: On the upstairs deck and under the rear stairs - would need to be watered once or twice a week.

🐶😾🐔 𝗧𝗛𝗘 𝗥𝗘𝗦𝗜𝗗𝗘𝗡𝗧 𝗜𝗗𝗜𝗢𝗧𝗦
• 3yo Golden Retriever (F): gentle, super-affectionate, non-barker; wonderful with all humans and all other animals. Specialises in getting in the way & eating cheese. Needs to be fed morning and night; would love to go for the occasional social stroll or for a trip to the beach (her happy-happy place)
• 2x strictly indoor-only Burmese: 5yo M & 13yo F. Extremely lazy & a bit peculiar. Need to be fed morning & night (although they'll carry on as though they haven't eaten since the Whitlam Govt)
• 8 chookies - fresh eggs galore! Fed each morning, and let out to free-range from midday-ish until late afternoon. Easy-going; not very bright.

📌 𝗧𝗛𝗘 𝗔𝗥𝗘𝗔: Semi-rural acreage area – utterly peaceful, yet minutes to everything.
• Under 15mins to Coolum and THE best beaches in Australia (Yep; I said it, and I stand by it ;-) )
• 10mins to the village of Yandina; home of the iconic Spirit House restaurant, the Yandina Farmer's Markets, the Ginger Factory, great coffee, some beaut small bars and cafes, and an excellent local supermarket
• 7mins to Terella Brewing (cold bevvies, food trucks, live music), or Fairhill Native Botanic Garden nursery & cafe (fab coffee & eats).
• Amazing local hikes incl Mt Ninderry (under 10mins drive), Mt Coolum (15mins), Wappa Falls area (15mins), Eumundi Conservation Park (3mins)
• Under 15mins to Eumundi, 20mins to Peregian, 30mins to Noosa or the glorious Blackall Range villages; >5km to the Bruce Highway

✅ 𝗚𝗢𝗢𝗗 𝗧𝗢 𝗞𝗡𝗢𝗪
• This is a semi-rural area – there’s no public transport. Nearest train is Yandina (10mins away); Sunshine Coast Airport is a 22min drive
• We’re on tank water and a biocycle septic. This just means being mindful of water use, and only using septic-safe cleaning products, detergents etc (which we'll provide).
• Super-fast unlimited broadband and waaay too many streaming channels
• We're on a fairly steep block; much of it terraced but still not ideal for people with mobility challenges.
• Extra option We're going away at the start of May 2025 (1-6/5). While my offspring is available to wrangle things during this period, it could potentially be an opportunity for our Summer 2025 Sitters to do a test run and see if our place is right for them. No pressure; just an option :-)

⛔ 𝗦𝗢𝗥𝗥𝗬, 𝗕𝗨𝗧...
• Our cats are NOT fans of smaller humans; even the best-mannered, quietest, most animal-friendly kidlets. To avoid dramas, we can't consider kids as occupants.
• Out of respect for our established tenant, we're unable to consider single male sitters.
• Our place is suited to a couple, not a single person.
• We are HUGE fans of all creatures great and small, but because of our existing menagerie, we can't have any more animals here (sorry, not even The Very Goodest Boys/Girls 😿 )
